This service was created for licensed real estate brokers, who require a commercial real estate partner to represent their clients’ Office and Industrial property needs in South Florida’s Miami Dade and Broward counties. Beginning with a brief conversation to understand the referral partners’ needs, a formal non-exclusive referral partnership agreement is then signed; thereby detailing the terms and conditions of the relationship and guaranteeing that the referral partner is appropriately compensated. Thereafter, the referral partner may begin referring their clients and be assured they will receive the knowledge and dedicated attention of an experienced commercial real estate firm.

FAQ’s

Do I have to be a licensed real estate professional to refer clients?

No. Irving J. Diaz & Associates receives referrals from non-licensed referral sources all of the time, including Attorneys, Mortgage Brokers, CPAs and Financial Planners. However, these non-licensed referral sources DO NOT receive a referral fee; instead they refer their clients to provide an added-value service to them, rather than having their clients search for professional guidance elsewhere and risk losing their business. To receive a referral fee, Florida real estate law (Chapter 475 Florida Statutes) requires that referral sources must be real estate licensed in their State.

What is the amount of the referral fee?

There is no statutory requirement to pay a minimum referral fee; therefore, Irving J. Diaz & Associates has established a non-negotiable twenty-five percent (25%) of the gross earned and collected commission per transaction, not including any co-brokerage fees that may have to be shared with outside brokers.

How is the referral fee paid and when?

The referral fee is paid via company check and although, the exact terms and conditions are detailed in the non-exclusive referral partnership agreement signed with each referral partner, payment on sales transactions are for the most part made within 45 days from the date of closing and payment on lease transactions are divided, whereby half is paid within 45 days of the lease execution date and the balance is paid within 45 days of the lease commencement date.
