Two categories of Investors are represented:

a)    “Accredited Investors”: Individuals with a net worth of One-Million-Dollars ($1MM) or greater, excluding the value of their primary residence; and

b.)    “Institutional Investors”: Private Equity Groups, Family Trusts, Partnerships, REIT’s, Corporations, and Limited Liability Companies with a minimum net worth of One-Million-Dollars ($1MM).

Are Buyer representation services offered?

Is it prudent to work with multiple commercial real estate firms in helping us with the purchase, lease and sale of commercial property?

This is the most common scenario found amongst investors. For the most part, investors tend to solicit and attempt to work with multiple real estate firms during the purchase, lease and sale of commercial property, however there is normally a sense of frustration because the results are usually minimal and with very good reason. For an investor to expect the full and undivided efforts of any experienced commercial real estate firm, the investor must understand that they are required to reciprocate their loyalty. Most real estate professionals are hesitant to seriously commit resources in helping investors who are unwilling to provide them exclusivity during the meticulous task of completing a commercial real estate transaction. Although investors may feel they are working with multiple real estate firms, the reality is that very few, if any, of those firms have actually taken the investor seriously and are actively working on their behalf.
