From local small business entrepreneurs to management executives at national companies; both understand that their time is best spent on revenue producing tasks within their organizations, rather than worrying about actively solving operational space needs. At Irving J. Diaz & Associates, we share in this philosophy and further add the belief that the most successful results, including economies of scale and highest returns of invested time and capital, are best achieved when specialized tasks are outsourced to experts. With this in mind, the corporate real estate services provided by Irving J. Diaz & Associates help end users partner with a highly skilled commercial real estate firm in developing their workplace strategies and implementing their office space and industrial space needs. Always beginning with the end in mind, Irving J. Diaz & Associates divides the corporate real estate lifecycle into its three core components: acquisition, holding and disposition, then help clients devise plans that best align with their enterprise objectives.

Is it prudent to work with multiple commercial real estate firms in helping us with our commercial space needs?
This is the most common scenario found amongst new clients. For the most part, tenants and owner-users tend to solicit and attempt to work with multiple real estate firms during the purchase, lease and sale of commercial property, however there is normally a sense of frustration because the results are usually minimal and with very good reason. For tenants and owner-users to expect the full and undivided efforts of any experienced commercial real estate firm, they must be willing to reciprocate their loyalty. Most real estate professionals are hesitant to seriously commit resources in helping tenants and owner-users who are unwilling to provide them exclusivity during the meticulous task of completing a commercial real estate transaction. Although tenants and owner-users may feel they are working with multiple real estate firms, the reality is that very few, if any, of those firms have actually taken them seriously and are actively working on their behalf.
Irving J. Diaz & Associates is committed to providing tenants and owner-users with the detailed attention they deserve and work relentlessly to help them achieve their commercial real estate goals; however an Exclusivity Agreement is required for a fixed period of time. This ensures tenants and owner-users that their needs and objectives are being actively addressed and reassures Irving J. Diaz & Associates that the undisputable amount of time and resources required in completing a commercial real estate transaction will not be disregarded.
